A covered porch is the most-used room we build. It doubles the months you can sit outside in Middle Tennessee, keeps the mosquitoes on the other side of the screen, and — done properly — adds a real room to the house with a roof that ties into the existing one, a ceiling fan, lighting, an outlet for the TV and a fireplace for October. We build them as additions, not accessories.
How much does a screened porch cost?
Most screened porches we build in the Nashville area run $35,000 to $75,000, depending on size, roof complexity, ceiling finish and whether a fireplace or a deck underneath is part of the job. A covered patio on an existing slab starts lower; a porch with a stone fireplace, stained cathedral ceiling and a new deck below reaches the top of that range and beyond. Every estimate is written and itemized.

Does a covered porch need a permit?
Yes — a roofed structure attached to the house is an addition in every jurisdiction we work in, from Metro Nashville to Sumner, Williamson and Wilson counties. Footings, framing and electrical are all inspected. We handle the permit and the inspections as part of the job.
Screened porch, covered patio or sunroom?
A screened porch keeps bugs out and lets air through; it is the best value for evenings. A covered patio is open-air and the simplest to build over an existing slab. A sunroom is glassed in and can be heated and cooled — it costs the most and adds conditioned square footage. If you are not sure, we will walk the yard with you and show you what each would look like against the house.
How long does a porch take to build?
Three to six weeks on site for most screened porches, after two to four weeks of design and permitting. Fireplaces, custom screen systems and stained ceilings add time; we order those before we dig.

Can you screen in my existing porch or deck?
Usually, yes. An existing deck needs its framing and footings checked for the added roof load; an existing covered porch just needs a screen system, a door and often a ceiling fan and lighting. We will inspect it and tell you what it will take.
What is the best flooring for a screened porch?
Composite decking or a tiled concrete slab for a porch that sees weather; stained tongue-and-groove wood or porcelain tile for a fully covered porch. All of them are built to drain, and the composite options never need refinishing.
Can I put a fireplace or a TV on a screened porch?
Yes. Outdoor-rated gas or wood-burning fireplaces, outdoor TVs on a stone wall, ceiling heaters and fans are all standard on our porches; the gas line and circuits are designed in before framing so nothing is surface-mounted later.
Does a screened porch add value to a home?
In Middle Tennessee, yes — finished outdoor living is one of the features buyers ask for most, and a permitted, roofed porch is counted as an improvement by appraisers. More to the point, it is the room you will use most from April to November.
What is the difference between a porch, a sunroom and a lanai?
A porch is roofed and open or screened; a sunroom is enclosed in glass and can be heated and cooled; a lanai is a Florida term for a covered, usually screened patio. We build all three, and the right one depends on how many months of the year you want to use it.
