Southern Belle Construction holds a Tennessee license for both residential and commercial work, and we bring the same project management to a duplex, a fourplex or a tenant build-out that we bring to a custom home: a written schedule, one point of contact, clean sites and inspections passed the first time. We are the right size for the projects the big commercial firms will not return a call about.
What does a construction manager actually do?
A construction manager turns your drawings into a buildable schedule and budget, hires and coordinates the trades, runs the inspections and keeps you informed weekly — so you are not the one calling the electrician. We charge a clear fee for it and open our books on the subcontractor pricing.

What size projects do you take?
Duplexes and small multi-family buildings, tenant build-outs and renovations, and commercial exteriors — generally projects from about $100,000 to a few million dollars. If your project is larger, we will tell you and point you to a firm that fits.
Do you build multi-family?
Yes. Duplexes, townhomes and small apartment buildings are a growing part of our work in Davidson, Sumner and Robertson counties, and we plan them for the people who will live there: durable finishes, real storage and outdoor space that gets used.
How is commercial work priced?
Either a fixed price from complete drawings or cost-plus with an agreed fee for construction management. Both come with a written schedule and a monthly draw you can audit against the work in place.

Is Southern Belle Construction licensed for commercial work?
Yes. Tennessee contractor’s license #76533 covers both residential and commercial construction, and the company carries the insurance and bonding capacity commercial owners and lenders require.
Do you build duplexes and townhomes?
Yes. Duplexes, townhomes and small multi-family buildings for investors and owner-occupants are a growing part of our work in Davidson, Sumner and Robertson counties.
Can you renovate a building while it is occupied?
Yes. We phase the work, isolate dust and noise, and schedule loud or disruptive tasks around your business hours so tenants and customers are affected as little as possible.
Do you offer construction management without building the project yourself?
Yes. As construction manager or owner’s representative we budget, schedule, hire and coordinate the trades and run inspections for a clear fee, with open-book subcontractor pricing.
Where do you take commercial projects?
Throughout Nashville and Middle Tennessee — the same 50-mile radius we build homes in, with most commercial work in Davidson, Sumner, Robertson, Williamson and Wilson counties.
