We add that room — or a whole second floor — and tie it into the existing structure so the roof lines, siding, windows, floors and trim read as one house. How much does a home addition cost?
Ground-level additions in Middle Tennessee commonly run $250 to $450 per square foot depending on what is inside them — a bedroom and closet sit at the low end, a primary suite with a full bath at the high end. Second-story additions cost more per foot because the existing roof comes off and the structure below is reinforced, but they keep your yard. We give you a written, itemized estimate after a site visit, not a per-foot guess.

How long does a home addition take?
Two to four months of construction for a single-room addition and four to six for a second story or primary suite, after four to eight weeks of design, engineering and permitting. We schedule the roof tie-in for a dry window and keep the house weather-tight every night in between.
Do I need a permit to add on to my house?
Yes, every addition needs a building permit, and most need electrical, plumbing and mechanical permits too, whether you are in Metro Nashville, Sumner, Williamson, Wilson, Rutherford or Robertson County. Some subdivisions also require HOA architectural approval. We prepare the drawings, submit the applications and meet the inspectors.
Is a home addition worth it?
When the alternative is buying a bigger house in the same school zone, an addition usually wins: you keep your rate, your neighbors and your commute, and you add square footage the market values. It is worth it when the design respects the house — which is why we spend the time up front matching rooflines and materials rather than bolting on a box.

Can you add a second story to a ranch house?
Often, yes. The existing foundation and walls are evaluated by an engineer, reinforced where needed, the roof comes off and the new floor is framed and dried in as fast as weather allows. It keeps your yard and can double the square footage; one of our reviews describes exactly this project finishing in eleven weeks.
Do I need an architect for a home addition?
Most single-room additions can be drawn by a residential designer working with our engineer; large or complex additions benefit from an architect. Either way the county will require stamped structural drawings, which we coordinate.
Will the addition match my existing brick or siding?
We work hard to make it match: the same brick blend or a complementary one, siding in the same profile and exposure, matching windows and trim, and a roof tied into the existing pitch. Where an exact brick match is not possible, we design the transition on purpose so it reads as intentional.
Can you build a mother-in-law suite?
Yes. In-law and multigenerational suites with a bedroom, full bath, kitchenette and separate entrance are among our most requested additions, attached to the house or as a detached accessory dwelling where zoning allows.
Does an addition raise my property taxes?
Usually, yes — the county assessor updates the assessment when a permitted addition adds finished square footage. The increase is typically modest against the value added, and a permitted addition is also what makes that value count when you sell.
